    The provisions in the Coronavirus Act 2020 have been extended meaning that from 29 August 2020, landlords must provide 6 months’ notice to their tenants in most circumstances.
    My tenancy's up in September so I've got an extra month over that.

    I hate this shit. One place I liked and bid on, I got outbid on and thought well that's that. Then the estate agent came back and said thete might be a chance as the seller needed flexibility. Then no, it had gone sale agreed to the higher bidder. Fair enough. Then they came back again and said oh this buyer's being too slow (they'd given them a day and a half for their solicitor to make contact or whatever), are you still interested, the sellers wabt it all done now but then flexibility on completion/moving.

    In the meantime I've seen something I liked more which has quickly gone to the current bid that's 13k over what it was listed at and the estate agent said they've had nearly 50 viewings when they expected about 10-12.

    Have you tried threatening them with violence? I might switch my initial plan to look for places on Tyneside because my brother in law texted me and said, "Move up here. I could use someone to drink with." Which actually sounds like a plan.

    It's such bollocks, isn't it? We had someone reject/accept/reject/accept our offer on a house over a 2 week period. We told them to get fucked after the last accept.

    After having our offer accepted, our solicitors have heard absolutely nothing from the sellers. It's been nearly 2 weeks.

    I fear we are looking at a similar situation or we're looking at completing in 2023.

    Our sale is going fine. Surveyors due tomorrow. Contracts drawn up.

    I was in two minds about going for something smaller and cheaper that I'd probably want to upgrade from in a few years or just borrowing as much as possible and getting the biggest place I can and all this faffing about is definitely making me want to do the latter. I don't want to have to do this shit again for at least another decade. I've not even got to the chasing solicitors and all that bit yet that everyone moans about.

    The NI (and I think Scottish?) model of listing a house for the bare minimum in hope of a bidding war sounds like a pain in the arse. Atleast here you know what you're looking at and if it's listed at £300k, then it will go for that or slightly less.

    I took your initial post to mean that you floor the Scottish model which takes the asking price as an 'offers in excess of'. Here that's not the case. Offering (and accepting) less than the asking price is a given. But obviously demand can change that.

    It seems to differ from house to house. Some say "offers over", some "offers around" and some just say "asking price". I've seen "guide price" as well.

    With our one our buyer's buyer has pulled out as they needed everything to be done within 8 weeks or something equally realistic, but their house is back up and they've had plenty of viewings with the estate agent confident they'll have an offer accepted before the weekend. Fingers crossed as everything our side is all set and luckily the people we're buying from are in no great rush. I can see how this kind of thing drives people mad though if it goes shit.

    Our conveyancers gave us login to a portal where we could get updates, upload documents, etc. I found out that if I changed the numeric ID in the URL, I'd be able to see the portal for all of their other clients, including their passport scans, bank statements - everything.

    I told them I wasn't uploading anything until they fixed their shit security and I got a call from a frantic IT guy about an hour later.

    If you are looking speak to a broker(not one in an estate agents) they will find you the best lender for what you need.

    I'm with Nationwide, we just moved on Friday.

    My broker went with Nationwide, they were happy to overlook all my adverse credit and took into account my overtime pay and bonus etc.

    The only downside was they took absolutely ages to do anything.

    I've gone sale agreed on the first one.

    The second one went too high and the higher bidders on the first one pulled out and the sellers are happy to go with my offer cause I can wait for their moving date.

    We're going with turf when we move, it's another new house where the lawn is cheap grass laid over layers of litter and corpses so to maintain it you need to actually enjoy gardening or want to do it. My favourite part of winter is completely ignoring the mowing for a few months.
