    Not gonna bother with that one I saw the other night. The parking/busy street situation put me off too much. Got a viewing on Saturday morning for a house that's quite nice. No off-street parking there but it's in a little cul-de-sac which should be fairly quiet. The bathroom's got some horrible old-fashioned coloured suite in it but I could put up with that for a while and get a new one when money allows.

    Also got a viewing on Monday for another one which looks really lovely but the asking price is right at the maximum of what I could afford so dunno if it'll be doable.

    I'm going to view a flat on Wednesday that would hopefully save me money and make my commute either significantly quicker or I could just walk, depending on the weather.

    Given when I got the one I'm in it was pretty much spot-on for what I needed at the time I think this is only the second time I've ever actually been to view anything.

    The last house was absolutely fine, but we didn't have one to sell that time. It's the sale that I'm worried about, if he pulls out or decides to be a dickhead then we're fucked.

    Ah, fair enough if it’s a question of time more than anything else. We had “fines” for pulling out of the sale when we were selling and buying. We’re actually going to the bank tomorrow to finalize the deal for our new place. We sold ours last Wednesday.

    Depends how long it's been on the market, the condition, how eager the seller is to move on etc etc.

    Not too sure how long it's been on the market. It's in very good condition - I'd be able to move right in, it wouldn't need anything done. Not sure about eager the seller is to move.

    It's not like they're gonna say 'you took the piss with that first offer so we refuse to even discuss any further offers' is it? Aim low; you might end up with a bargain. Just make sure they take it off the market as soon as they accept an offer.

    £130k is probably too low if it's just gone on the market. If it's been on more than 4 weeks, I'd say it's completely fine.

    Also depends what the exact wording is on the price. If it's "Offers over" then yeah, you're taking the piss.

    I think that puts them in somewhat of a strong position, they're clearly in no rush to sell. Still, a low offer can't hurt as long as you're willing to come up if needed.

    Just rang up about an apartment just down the road from that house I've put the offer in for. It was listed at 115 and is just about to go to sale agreed for 123.

    The estate agents there said there's loads of people wanting to buy and not enough people selling. The estate agent for this place this morning said they're not seeing that many houses coming on the market either. Bit worrying.

    In my experience, once you are on a tight time frame either the person you are buying off, or your buyer, will disappear on some life affirming jaunt to the middle of nowhere, completely incontactable save for fortnightly carrier pigeon releases, the lawyers will decide one of the boundary walls is 6 inches the wrong side of some imaginary line (despite having been there for decades if not hundreds of years) and the survey will come back with both a lol valuation under what you've agreed to pay (or agreed to sell for) and some other complaint about not being able to visually inspect anything.

    Had a call from the sellers estate agents today saying they've had a better offer than ours We questioned why it was even still on the market, but they said they viewed it a few weeks ago and have only just got around to making an offer. Not sure how much I believe them, but we've upped our offer by 2 grand and said it's dependant on the house being taken off the market today and that this is our final offer.

    I really hope it doesn't go tits up. Not a great start.
