The ITKs have Grealish as one of the players we're in for (and are trying to get done early) but nothing about personal terms being agreed.
They reckon Woodward himself isn't actually involved with transfers directly very often, and when he is (which they are saying he is for Grealish) the leaks dry up completely.

I think it was the Leicester match I watched recently and he came on as a sub, nothing that we didn't really know already but he'd have been better off being kept on the bench. Grealish is basically done; a basic fee is agreed with Villa and how high/achievable the add-ons are will depends whether they get relegated or not.
